Concordia development

The South Australian Government has identified land at Concordia, in The Barossa Council, to be rezoned for residential use with infrastructure planning now underway.

An additional 10-12,000 homes are proposed in the Concordia growth area over the next 30 years, accommodating approximately 25-30,000 new residents.

Initial investigations and planning are underway as a first step to rezone the land to enable the delivery of more residential land allotments to the market.

Mayor Bim Lange says Council is working as partner to the State Government to influence positive outcomes around critical infrastructure, such as roads, water and telecommunications, as well as social infrastructure to meet the recreation, open space and cultural needs of this new community.

A community of this size will need to include town centres, healthcare, education, major open space, public transport and other infrastructure.

Alongside best practice and quality design, Council would like to see Concordia reflect the attributes that make the Barossa unique, including our environmental, landscape, cultural, lifestyle and heritage values.

“Our vision is to see Concordia developed into South Australia’s pre-eminent master planned community, and we are genuinely excited to play a role in ensuring the future sustainability and growth of our region, in keeping with the character and amenity the Barossa is known for,” Mayor Lange said.

Council has established a strategic Concordia Township Working Group to support research into broadscale requirements, and has also approved seed funding in the 2023/24 financial year to support this critical piece of work.

“We have established a dedicated team within the Council to work with the State Government and major developers to have that Barossa ‘feel’ at the development, and to be at the table during those discussions,” says Mayor Lange.

Once feasible options are identified, the community will be invited to have their say as part of the State Government’s Code Amendment process.
